Qualification and Policies
PROPERTIES WITHIN KANSAS CITY, MO CITY LIMITS:
In order to comply with Chapter 38 of the Code of Ordinances for Kansas City, MO, we are not permitted to provide information regarding rental qualifications until you have submitted a rental application and paid the application fee. See https://www.kcmo.gov/soi for additional information regarding the applicable ordinances and your rights.
We accept all lawful and reasonably verifiable sources of income and do not give preference to one source of income over another. Reasonable rental standards are applied uniformly and equally to all applicants.
The following policies and procedures are followed for all applications:
Our qualification standards are applied in accordance with Missouri Landlord-Tenant Law.
All applications must be accompanied by documentation that demonstrates verifiable monthly income, a current photo ID issued by a state or federal government, rental or mortgage history, and the application fee. If an application is missing any of these items, one contact will be made requesting these documents; if they are not supplied by the next business day, the application will be automatically denied as incomplete.
Application fees are non-refundable.
The following policies and procedures are followed for all non Kansas City, MO properties:
Credit is requested through Experian Vantage Score 3.0. Credit scores through no other agency will be considered valid.Minimum requirements for application approval
are 630 credit score, with at least 3 positive trades, no unsatisfied judgments within the last ten years and three times the monthly rent in income.
If there are any unsatisfied judgments (on any case including eviction) against the applicant from the last ten years the application will not qualify.
If there are any active warrants against the applicant, the application will not qualify.
When there are multiple sets of applications, applications will be approved based upon the best qualified applicant. An applicants qualification strength is determined by credit score.
All applications must be accompanied by a document that verifies income (last 30 days paycheck stub is preferred) *and must be three times the rent*, a picture ID issued by the state or federal government, and the application fee. If an application is missing any of these items, one contact will be made requesting these documents; if they are not supplied the application will be automatically denied.
Alternate Qualification – Risk-Weighted Co-Applicant Method
If one or more applicants do not meet the minimum credit score of 630, the application may still be approved under the alternate method below, provided that all other applicants are strong enough to offset the risk.
Eligibility Requirements
At least one applicant must have a credit score ≥ 630
No applicant may have a credit score below 550 or no applicant with a credit score of 550 or lower will be considered in the qualification process.
Combined adjusted monthly income must be at least 3 times the rent
The weighted average credit score (based on gross income contribution) must be at least 630
How It Works
Step 1: Adjusted Income Calculation
Each applicant’s income is counted as follows, based on their credit score:

580–599 65%
550–579 55%
Below 550 0% (Not eligible)
Step 2: Weighted Average Credit Score
Each applicant's credit score is weighted based on their gross income:
Example:
Applicant A earns $2,200
Applicant B earns $1,500
Total income = $3,700
Weight A = 2,200 / 3,700
Weight B = 1,500 / 3,700
Weighted Credit = (A’s Credit × A Weight) + (B’s Credit × B Weight)
Result must be ≥ 630

Pet Policies
- Cats
- Dogs up to 50 pounds (adult weight)
- Rabbits
- Aquariums over 10 gallons
- birds, including, but not limited to parakeets, cockatiels, finches, parrots, and macaws
- Dogs over 50 pounds (adult weight)
- any dog breed prohibited by city ordinances where the leased property is located, any banned by the insurance Company of the property, or any individual dog trained for aggressive behavior.
- Reptiles over 12 inches in length.
- Any other animals not specifically mentioned in this document.
